Her lease states that she should be changing the filters monthly and, in a subsequent section, that she would be liable to reimburse us promptly for damages... and service required by violating her lease rules.I feel we are within our rights to request a $75 reimbursement for the service call and have this drafted:Dear [tenant's name]:Per your lease agreement, we are enclosing a bill for $75.00 and a copy of the HVAC technician’s findings and the diagnostic call receipt for services required for a “severely clogged air filter blocking the air flow causing the AC system to freeze up”.Per your lease agreement, section 19B, you must replace air-conditioning filters monthly, which would have prevented the clogged air filter issue.

If he runs it too cold, too long, or when the temperatures outside are too low, it can damage the unit.

He is clearly damaging the apartment and instilling fear in all the other tenants in the building. 

Maybe they don't take care of the property, or have lots of pets that cause extra damage.

Do you have a pet policy which explicitly states that which should be common sense ... i.e. you are responsible for your pet, its behaviour, its waste and any damages it causes?

She shared some pictures of the ceiling damaged but I couldn't tell if that was intentional damage on her part on May 31st or was just an excuse for another extension.

There would be a minor water leak, may be next to bathtub or under kitchen sink, but tenant never bothers to report that and by the time it was reported, it has damaged my cabinets, or worse my sub floors.

because the idea is for you to not put money into your property basically your taking on another bill for yourself for 30 years not to mention any damage that it may have happen to it and other money obligations 

Couple that with lower prices rentals, it just doesn’t make sense to have a $600 security deposit (which won’t cover any real damage) plus the risk of ‘using it wrong’ and getting sued for $1800.

Our court date is on 6 July 2018, and I need all of the fire power I can gather to make sure said squatter is evicted and hopefully get some of the damages paid for.
