This deal is NOT viable.  

I am looking for a 4-plex in the area and I have a difficult time finding good deals.

You should be able to see this on your return, both treatment and election. 

CPA are looking for something specific on what codes/categories to be used.

I can’t afford to pay him for a lousy job and stay on budget. 

Not worried about repairs, more just collecting rent from tenants willing to live in this neighborhood.
