There is also a 90% chance that the loan has been sold off like Chris outlined, so I doubt the "big" boys that buy pooled mortgages on the secondary market are going to look very far into it.

Chris Adams, thanks for bringing up the yard work....good point I did not think about regarding having the tenants responsible vs. multi family and having to do the work myself or outsource.

Chris Calabrese - My inspector told me the roof has 10 years left on it, and I trust his judgement since he is a city building inspector for a neighboring city.
