I bought a home in Las Vegas in which I live in now.

We've been researching various ways of real estate investing, been to various educational seminars, and actually just came back from a Buying Summit in Los Vegas and we feel that wholesaling would be best for us right now since we're just getting started.

They would prefer them to be torn down and apartments, hotels or casinos built there as they bring in a much higher tax base for the city/county.

I think there is a huge opportunity in Las Vegas right now especially with what is set to arise in the horizon.

It's not as educational as Paper Source in Las Vegas that was last weekend.

Same with multi family in those markets were vacancies were at 30 to 50% or more... when your work force stops building homes and moves back to mexico not much you can do when you have no tenants.and most MULTI as you know breaks even at 70 to 80% occ.. when you go below you start bleeding and bleeding fast.. then you lose themI knew one investor who got totally wiped out at the same time in Vegas In 06 he sold all his Portland holdings 100 million rolled that into 150 million in Vegas ONLY to LOSE IT all  every last friggin dime.

I was born and raised in AZ , you have Cali next door, you have Rocky point just 4 hours south (Mexico)  you have Las Vegas and you get no Snow and no matter how hot it gets I wouldn't want to live anywhere else.Get into the real estate business if you know how to move your pieces you will become rich.Good luck and congrats.
