Address is 1804 Cherry Tree Dr Saint Charles Mo 63304. 1700 sqft. 3/1.5 The seller got in touch with us via a DM drop.

If they don't have them on file it would have been an issue that would have been addressed at tax time as well.Justin

If you haven't already addressed this scenario in your rental agreement, do so, because it is not an uncommon scenario.

@Cameron Dirden  someone from TX may be able to answer this question.

If you flip a property or have owned a property, by law (at least in MD, VA and DC) you have to disclose EVERY defect that you know about that property that has not been fully addressed, or risk losing your license or, at the very least, get fined for not disclosing latent defects discovered by the buyer.

If it was in the previous tenant's name, give the utility the previous tenant's forwarding address so they can bill them. 

Do a title search on the address(es) to find out what type of deed the owner(s) have.
