Our documentation and emails etc always contain our usual disclaimer regarding legal and financial advice, so as best as I'm aware, we're operating legally . . . . and probably just as importantly . . . . . ethically.

It looks like we are going to have to do some due diligence, but this is exactly why we want to avoid rushing into deals and rather get to know the market first. We're aware that we will not have the "city life" we can get from Brookline, but what made us consider towns like Lowell, Haverhill, etc. is our expectation of a little better cashflow than we would get in Boston.Really appreciate all of your input and feedback and will keep you posted on what we learn through our search!

Bill,Perhaps you misunderstood my response about creating a mortgage on your own property, I would never suggest something that would cause anyone the risk of incarceration, just not my style.I have been successful with every alternative method of financing and note techniques that I suggest to friends and associates and I am still staying legal and not wearing the color orange. If there is something I am not aware of about your comments, I will search for a clarification.Thank you for bringing the issue you have regarding my mortgage and note method of acquiring more real estate and freeing up personal equity.

The seller is aware of how a sub-to works and has concerns about the due-on-sale clause being invoked. If this were the case, I have a private lender that I work with that can fund the deal. The seller's biggest concern though is if having a due-on-sale clause invoked will affect his credit.

Sacrificing Holidays for Success?

My family has already written me off as crazy, however my belief is I'm in a relationship with my goals, dreams, and self and right now I refuse to cheat on that relationship with anything or anyone (even holidays.)I personally know 12 of my brothers fighting a war over seas right now for our freedom, and believe that a 10 hour Christmas Day in the office is NOTHING.

You can also put language in your ads about criminal background check being performed, but I flat out ask if they have any criminal record/ former evictions I should be aware of when they call.
