Hello Rehabbers Good Afternoon,Can you tell me about some of the mistakes you made as a rehabber, so they can be avoided, if you don't mind taking a trip down memory lane?

This will be money well spent since people can drop off their rent anytime its convenient for them, and you just let them know you will pick it up on X day of the month and if its not in there its late.This will keep you from having to make multiple trips and avoid any "its in the mail" excuses, its either in the box or its not, no fuss no muss... just my .02

Everyone needs an elephant hunting trip to learn, I suspect it will be a learning experience, good luck.

Also, I will most likely be making a trip out to the area in a couple months to do my in person research on the different areas/neighborhoods and view the different properties. 

I just returned from a five week cross country trip, the Nashville, TN area certaintly seems to be poised for continued quality growth so the Tennessee placement makes sense to  me.

@Joe Impagliazzo yes the property is in the LLCs name, which had a loss last year due to repairs and another condo we own which is currently vacant (we use it during business trips). 

I'm planning a trip to Flagstaff in January to look for investment property, SF or MF. 

After we have an accepted offer and the house is de-witerized we go back with inspector for a $50 "trip charge" to inspect water, gas and electric.

Those can cause trip hazards is one of the things I do not like about them.

Best thing for most buyers is always to take a quick trip out to view the subject property (make a weekend out of it).
