Taxes are 1500 per year and hoa fees are 150 a month.

We have been renting for $1400/month, which just gets us a bit above, without properly planning for Capex, however, paying HOA dues that cover exterior I know I'm not going to (shouldn't) get hit with a huge assessment (fingers crossed).  

Current Criteria (Treating First Home / Primary Residence as an Investment Property):SFH / Town Home; Beds: 2-4; Baths: 2-3; Sq/Ft: 1000min; Price: $200-250,000; Class B min; Aiming for 1% Rule; Understandably, a lot of my expense criteria will be dependent on the the price of the home and rent rate (Cap Ex: ~8-10%, Repairs:~ 5%; HOA Fees: <$150; Vacancy: ~6-8%, etc.)Currently In Howard County I'm looking at Elliott City, Eldridge, and Columbia through your typical online sites (Realtor.com, Zillow, Redfin, etc.)

This property has $120K debt in HOAs and attorney’s fees.

I find Redfin has more detail on properties such as RE taxes and HOA's Good Luck!!

I don't like the idea of anyone have a majority vote in the HOA.

The worst place for my personal investing would be to be near the top of a bubble in a local area where my cash flow is minimal, taxes are going up, unavoidable HOA on SFHs that only rise and may come with special assessments, and where the economic numbers are in a troubling trend.

Further you will need landscaping addressed if your not in an association with HOA fees, heat/AC service, snow removal.
