I'm new at this whole thing.I just used  a HELOC to buy a wholesale single family. purchase and rehab cost me $60,000.

I’ve also thought about doing whole sale as well because I think that would be a good first deal to get my feet wet.

Find one that has a higher financing option like 100% so you have a lower out of pocket requirement.You can try and pass the deal on to someone else (wholesale).It is important to get prequialifed/pre-approved and to know the terms and requirements before you get to the point of having a target property.

So many new investors are only looking for "off market" and wholesale deals- the fact of the matter is that 95% of the residential real estate transactions occur through the MLS, and contrary to popular belief, you can find deals there.

Is it standard practice to do an inspection on wholesale deals?
