For those on this site with no or limited track record, 90% of them don't have $$$ to fund deals/start their business. 

Based on the calculators on the web, it looks like I am going to cash flow 100-200 per mo and it's in a nice neighborhood.

This has historically been a difficult property to rent, and it has been vacant for 2 months, with no other qualified applicants at this time.The applicants have 2 small "service dogs" with certificates from a random website.
