Hey Danielle, probably good to watch out for big things like roof, foundation, furnace, etc.

You can do the rehab yourself from watching YouTube videos for everything except the structural framing, electric and gas lines.

The next several months were extremely stressful; the tenants left, I watched my bank account get lower by the day, and I spent every waking hour trying to figure out a solution. ...for weeks, I thought I was headed for bankruptcy, and I assumed the entire house would need to be razed (who would buy a house that has regular, unpreventable floods?).

After watching several videos and reading 10+ articles on BP, I feel like I can explain it better, but still not perfectly.  

Watching this should be worth the price of a membership by itself :)

BP not only has informative forums, it also has free educational courses and videos for you to watch and learn from.

He will tell straight up what to watch out for. 

I'd suggest watching for listing and open houses in the area or like areas.
