I watch Flipping Vegas and I realize it is a TV show but it depicts terrible treatment of the contractors and laborers. 

It has free online videos and courses for you to watch and learn from.

I have spent the last few months looking at expensive programs, watching everything I could on you-tube, reading and finally finding BP.

This group seems to have very little motivation to sell at a discount because they bought super low, put in work recently, are cash flowing very nicely and want a higher pay off on their time/money invested.I think anyone who bought before the crash, had to sit and watch their equity drop and is now watching it rebound will be much more motivated to sell at a discount to get out while they're even or ahead.

I took the plunge like so many others after watching house flipping shows on TV. 

A turn key property should already have a tenant paying rent in the location and have a property management company familiar with the location and have an application list for new tenants.

We get overwhelmed with applicants.    

I like that it is easy to have the applicant pay the fee, then the reports are sent to you.

However, what sparked with is I had emailed some apartment applications to prospective tenants, and they returned them by filling them in electronically.
