There is definitely an art to finding comps that the automated valuation systems fail at.Need to look at age, lot size, etc as well as other contributing factors like unique location issues like busy road, etc....not just simply home square footage.You also need to dig in to the details and filter the comp data for condition to essentially have 2 sets of comps.

If the property is in an area that you believe will appreciate one day (arts district, natural appeal, etc) and will also produce positive cash flow, then I don't think anyone should fault you for taking that deal.

Trust but VerifyOnly homes that are beat up from the 1970s the shell value on this is virtually nothing, in fact it may be negative if you have to renovate them because of SC laws with moving homes off the site.

Always do you own research as wholesalers have an inclination to inflate ARVs and underestimate rehab costs to make deals look better than they really are.As far as determining ARV, it's more of an art form than anything scientific.
