Of course, from here, you'll want to verify all these numbers (using tax returns, utility bills, rent rolls, deposit verifications, etc), verify actual copies of the leases to ensure that you're not losing more to concessions, verify that there is no deferred maintenance issues that you need to factor into the price, etc.

My strategy would be geared more towards rapid growth in the early stages to build up a large cash reserve, and operating capital so that I could more effectively manage a larger portfolio long term in the future that would be more of a slow and steady growth strategy.However, if I were you, I would consider taking the offer and developing another near-identical project, sell it, and repeat.
