I'm in Arlington (1.5 miles from the Clarendon metro) and househack with my townhouse, and I find that I have to drop the rent for my place because it's not within walking distance (<1 mile) and a bus stop is across the street that takes people to the metro every ~15 mins.

The one city without a metro nearby is Fairfax but even with that a lot of areas around Fairfax will have a metro connector bus to Vienna or Reston metro.

My point is their round trip MLS commission paid is about 2.4% (40% of 6% total) whereas fees collected and slightly lower price are where they make up for some of the market risk.
