Tenant using my home address for Bus. advertising in website.

I'm in Arlington (1.5 miles from the Clarendon metro) and househack with my townhouse, and I find that I have to drop the rent for my place because it's not within walking distance (<1 mile) and a bus stop is across the street that takes people to the metro every ~15 mins.

The one city without a metro nearby is Fairfax but even with that a lot of areas around Fairfax will have a metro connector bus to Vienna or Reston metro.

Maybe I’ll take a weekend trip down there to see the area for myself.

I'm from Seattle and my first trip out the Cleveland I did nothing but drive around for a week straight looking at neighborhoods.

Two commuter rail train stops are a short bus ride away (~1 mile). 

The rent and ARV portion is usually what trips people up.

A relatively short trip to the local attractions, stores, etc.

I also did focus a lot of time in the Indianapolis markets, making the trip to Indianapolis 1-2 times a week to just get started.

My point is their round trip MLS commission paid is about 2.4% (40% of 6% total)  whereas fees collected and slightly lower price are where they make up for some of the market risk.
