I have seen a bunch of great wholesaling contracts that are out there for free (Jerry Norton, Jamil Damji, etc) that I would like to use, but I am not sure if my license will prevent me from doing so.

However, I only have about $10,000 of capital that I could free up, so I was wondering if someone could offer me advice on the best way to get a deal funded when I find one.

I use QuickBooks for my clients, I have used Wave, which is free, but you get what you pay for.

I am debt free so I figured that I would continue to live on the rentals and the loan payments.
