@Travis Timmons, I don't at all disagree with the transition to a higher qualified client, but if you're not willing to atleast refer that newbie to someone in your firm to assist them, I'd overlook that agent in the future regardless of the deal.

Transitioning to a C class and increasing rents as well as reducing operating costs by better screening could work but you need a greater return in the lower class areas to justify the headaches.Start with a really low offer and test to see how desperate the seller is to unload the property.

If you are interested in buying elsewhere, selling and buying in Pueblo might be a good transition so your still close to your investment or out of state to get multiple rents and see if you can increase the monthly cashflow and I would definately look into a PM if you are investing out of state.

Buyer is in due diligence right now, so we will see where their appraisal comes in, but my agent is confident in our contract price.I think the problem is that appraisers use these generic formulas for price adjustments and don't really have the time (at $300-$400 fee) to fully understand the neighborhoods, especially if it is a somewhat transitioning neighborhood.
