Hi Everyone,I’m looking at some land in a town nearby me to build a multi family property on.

I can buy a liveable, 2-bedroom, "Class C" house (no fancy, no frills, just clean, safe, and everything works) in my town for $14,000 "all in". 

Then I'm told by architects that duplexes are built to a different standard than three plexes, like requiring fire escapes, which by appearances change the nature of the neighborhood, often generating opposition.

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

Even my small town investments have moved up.If anyone  can answer my question about including Prop Mgmt expense in Cap Rate calculation I'd appreciate it.

Boston and the towns around it are very difficult to find good deals, especially if you're hoping to be in southy.

And what was year built / insulation situation?

@Jesse Os if they're not protruding the concrete wall and your semi handy, just go to home depot grab a tub of hydraulic cement and go to town !!!!!!!
