You are courting vacancy over ten days' use of laundry facilities for which you charge a dubious fee.

Just depends.I was able to get a zoning variance to put a small campground on a property once, in WA, because the county wanted to increase tourism and needed more camping spots.  

I had a 2 acre parcel in Wa many years ago, and got a variance for a small campground on just 2 acres, because the county wanted more campgrounds for tourism.

This is a state exam which is overseen by state officials at a facility that provides it. 

Maybe tenants in larger buildings expect more noise or the necessity to share parking and facilities, etc.  

In my past experience as a tenant, and in recently searching for a rental property, having laundry facilities available were of significant importance to me.With an apartment building I would accept laundry facilities somewhere on the property and not necessarily in the unit, but in a single-family home I ignored those that had only hook ups available.As a college student, traveling to the laundromat wasn't really a big deal, but as an adult I definitely prefer laundry inside the home.With laundry facilities inside the unit, I would fully expect to pay the water bill.

I have a rental home not a storage facility.

If the property is in a one company town, and that company closes their facility, you're in trouble.I managed a 26 unit building through the crash.  

CARA is a no-kill facility but in my opinion they are animal hoarders with some living in cages for three years or more.

I am not a junk collector and I am not a storage facility.
