The returns are good news b/c now I can cross off those bad addresses from my list.2) I have gotten 2 responders (actually talked to me) so far out of about 300 mailed letters, and generally higher call volume calling my recorded message (can't prove it's from my letters, but likely given the timing).3) My letter was brief (one page) and highlighted the pain points for tired landlords (vacancies, repairs, late payments, expenses, etc.)Still not yet getting motivated sellers calling me, but at least I'm getting a few calls.

He is willing to let me give him a down payment right now, and me pay him monthly what his mortgage payment is and he will transfer the title/deed to me.

I agree with Jon that people made some stupid choices but I side with Karen that it seems to me the smart thing for Countrywide and other banks would have been to simply reset the interest rates, especially enlight of the bailout talks.

Looking over FL 501.1377 it sure seems to me that by saying noone except primary mortgagee, can bring default current and continue making payments that this throws sub 2 out.
