Although I have been following and learning from BP for years, we are both brand new to this, and I think we may be about to pull the trigger on a mistake, and I was hoping to get advice here before I cancel our offer.The property is in the 30349 area of Atlanta.

Still not sure what direction I'll go, but STM is definitely on the table - thanks for the insight.Do you think cash flow opportunity changes if you are able to purchase higher priced properties and get good rates/put decent down payments on, or is it just a Denver/high price city issue.

I would, personally, let him exhaust all his funds on the purchase and then you come up with a loan that finishes off the acquisition financing and then holds the rehab funds in escrow in an account you and your brother sign off on for withdraws.I do not think I'd put a lean on the property.

I think the fire department requires separate addresses which in turn triggers the separate meter requirement.

I have till mid-late 2025 to sell without capital gains tax (< $500,000 couple).I'm trying to figure out how to improve the performance of this property and have some thoughts about it, but would love to get feedback from other REIs.Option 1Add a ~800 sqft ADU in the backyard which I think costs ~$250/sqft (total $200,000) and I think could rent ~$2,000/month.

Main things I obviously am looking to figure out are:1. is it easy to get places rented out there or is there not much demand, 2. how have rent increases been over the last 10ish years in the area, 3. is this area generally somewhere that’s likely to see some good appreciation4. any serious crime concerns, or anything else I’m not thinking of!
