There are some benefits to this new conventional program (not needing to meet the self-sufficiency rule), but FHA wouldn't need you to document those rent payments to your parents. 

FHA MF loans are great...IF the appraisal, deferred maintenance, and rental self-sufficiency test work out according to guidelines. 

But it is the OP's fault to think that they can play this game without sufficient education.

As of right now, you can screen based on credit score, resident history (one of my favorite), and you can dig into their income source to make sure they have sufficient income.
