As far as reno's to I've kept it to easy, cheap aesthetic stuff like paint, floors , and adding a backsplash so hopefully I get a decent return.

So maybe look at stuff around 250K?

I am also waiting on my contractors license to arrive in the mail, MHIC (Maryland Home improvement Commission) can be a little slow lol.

From the pictures i saw, they seem to have alot of stuff in there(borderline hoarders )and the units look filthy.

Now, we haven't signed any official paperwork nor finished the walk-through yet,  I still keep his deposit, he move his stuffs out already, but he doesn't let me charge this month rent to this deposit. 

From an economy of scale perspective, it's much more efficient for me to go over this stuff with a room full of accountants (I notice your title :) since typical consumers have no idea what's on their tax returns, or any of that, but the pushback you get if you're me is a) the general low-level animosity between mortgage and tax professionals and b) the notion that I'm trying to "tell them how to do their jobs," which they are not interested in.Far from it on b), I'm not qualified to tell you that at all.
