first time I ran into a homepath property that has a rental restriction.No renting for 1 year.It is NOT an HOA restriction, not in any sort of community.It is a multifamily zoned duplex.Listing agent said there is an addendum to sign that I can't rent for 1 year.

@Karen MargraveThank you for responding, I have been to multiple REI Associations meetings, signed up for Meetup and talked with 14 different real estate agents, even went as far as meeting with them face to face.

You should get more acclimated to the process and see what the financials look like once something breaks.Also consider that if you are self managing your best case is that you just signed up for a job paying $500/month.

I collect rent checks in person even though I have a PO BOX set up and the tenants got a welcome package from me and I have re-signed all leases as my LLC as Lessor & tenant as Lessee’s.
