Sam Leon FNMA homepath duplex with rental restrictions?

first time I ran into a homepath property that has a rental restriction.No renting for 1 year.It is NOT an HOA restriction, not in any sort of community.It is a multifamily zoned duplex.Listing agent said there is an addendum to sign that I can't rent for 1 year.
