first time I ran into a homepath property that has a rental restriction.No renting for 1 year.It is NOT an HOA restriction, not in any sort of community.It is a multifamily zoned duplex.Listing agent said there is an addendum to sign that I can't rent for 1 year.

@Karen MargraveThank you for responding, I have been to multiple REI Associations meetings, signed up for Meetup and talked with 14 different real estate agents, even went as far as meeting with them face to face.

I should just fall to the ground and thank my lucky stars I was able to slip through the cracks of the system, in all those states, for all those years, with all those properties and all those notes.

Do a quit claim of tenancy.Write a letter and have them sign it, we are packing our wigwam and moving on!

I can use, sell it, give it away, sell advertising space on it etc.I have been receiving the list free for a couple of months and have signed up many clients and colleagues up for the free list.

You should get more acclimated to the process and see what the financials look like once something breaks.Also consider that if you are self managing your best case is that you just signed up for a job paying $500/month.

I'm kind of skeptical of this person, and not immediately ready to sign over a judgment without a little more fidelity in his processes & capabilities.Questions for the forum:1.

just recently signed a lease on my first ever rental.

I collect rent checks in person even though I have a PO BOX set up and the tenants got a welcome package from me and I have re-signed all leases as my LLC as Lessor & tenant as Lessee’s.

Can I just sign over the warranty deed to them and have them record it?
