I’ve been busily patting myself on the back for the amount of equity Ive built up in my portfolio and all my bills are paid and the cash flow I thought was good and just had someone else analyze my portfolio and their first response was that the equity is useless unless you plan to sell it or leverage it and my CoC was not good.

If someone was in the streets doing drugs or killing people would they call you - no.I would consider letting them out of the lease but if they stay i would squash this immediately and say I have no control over other peoples property. 

Starting as a business that came with real estate is an easier start than someone who has a W2 job.5.

I personally have a very hard time to the pushy sales tactic at the end of the day it’s someone biggest financial purchase and not my money.

If someone needs seller finance, they are willing to pay for it. 

Much owner financed real estate is done to either sell property that won’t qualify for financing or to sell for a higher price to someone who wouldn’t qualify for financing.  

It's good to be able to call someone else and say, "Can you beat this?".

I get that, I doubt he'd give me someone he didn't feel like would put in a good word...
