You would describe it as "Landmark #D-123-36 ceramic tile. 8" x 1/4" x 36" - light brown oak.For paint you would pick your color and provide a sample and say "Home Depot Paint Item number #799-02-3645 and list whether the walls have to be stripped of wall paper (if any) holes filled with mud, surface sanded to smooth, stains covered with Kilz if previously stained, 1 layer of primer and 2 layers of paint with all edges having a crisp appearance.People can spend a lot of time on sheetrocking, mud & tape just to make the wall look good enough for painting if the wall isn't going to be covered with texture.

Replacing the STRs with hotels can't/won't happen for a variety of reasons and since the locals depend on the visitors for their livelihoods, it wouldn't even be brought up at town hall meetings and I'm sure the thought would not be tolerated anyway.Your bigger concern should be your competition in running a clean, smooth, appealing, and enjoyable "experience".
