I have been acquiring properties for three years now ( 7 doors ) and just put under contract two more properties. 

They also have to be good negotiators and persuasive enough to get a property owner under contract at a below market rate .I think a lot of it depends on the area too .

I went forward and signed a contract with a buyer through bank financing.

2 - I hope you aren't combining your lease with your Option contract....and I hope you're not offering 5 year leases and options to your option/buyer? 

We had a buyer sign a contract with a non refundable EMD.

If you want to be creative in a smart, ethical, less expensive way, ASK THE SELLER. 

I need all the help  and direction I can get from people who have been doing it successfully for decades, as a few people here have.If I can make some smart people chuckle, though, the day hasn't been totally wasted either.

We contracted to by 32 units, basically a complex with 8 4 unit buildings, each two story.  

I love the long term wealth building potential that can be found in rentals when done in a smart way.I have learned a ton about deal analysis and so I feel capable of analyzing deals, but I was really curious what some of the more experienced investors are using as their thresholds to sepearate the "good" deals from the "run of the mill" deals.
