Is there a certain neighborhood, owner occupied vs. not owner occupied, length of ownership, debt on property vs. no debt, etc.

Bring 500k to the table together and we can lock down some owner financing deals!

However, I added value in other ways by managing the rental myself, from listing on sites, managing tenants, mowing the lawn, and cleaning the house in between guests.

Every day I wake up to look at Google News and there is at least one article about Foreclosure, or Fixed Income Tenant can't stay where they have been from before the Covid or the Widow who has lived in the 2/1 house for 50 years cannot pay the increases in Property Tax, Home Owner's Insurance, Lights, Water and everything else.

I asked my agent why the Sellers would downplay the property as only 1,895 sq ft and she said it looks like the current owners bought the house with the sunroom install, but could’ve later added the heating/cooling systems BUT, didn’t go to the county to get it permitted/assessed to be added as true sq footage.
