IRS audits and penalties: Studies that are poorly conducted may be full of unsubstantiated assumptions and errors that can lead to expensive audits and large financial penalties from the IRS.Long-term issues: Dealing with IRS audits and having to correct inaccurate studies can be a drawn-out, stressful and expensive process.

Im curious to hear what others have experienced to be more successful in terms of initiating contact on distressed property owners.

My recommendation is always to start with the end in mind and keeping it simple. 

I don't see much in the contract about amending the terms.

You can buy lots of affordable books online (Short-Term Rental, Long-Term Growth is a good one to start with) and I would also recommend subscribing to podcasts, publications etc.
