I change the wording in my lease it seems like every week to line up with a particular process or maybe increase a fee etc.

., there is nothing wrong with beautifying war-zone areas but just know that you have to be aware of the element that you will be surrounded by, keep the candle burning bright because you may have to spend a couple nights in the property to keep it from being rampaged, i haven't step into this arena, i prefer to go where the houses are selling, in neighborhoods that i know i wouldn't be afraid to live, but to each his own, if you can get a line of credit opened and then from there look into getting a mentor or someone who has done this before if you want to build your portfolio, it wont be easy but nothing is life worth anything is, do you duty and due diliegence and you should be alright, let me know if i can help keep posting but most of all keep sharing

What helped me take the leap was following others that already had a team set up,  and they had already researched markets, vendors, etc, making the whole process easy.

Hey all,A developer I was talking to told me about a way to acquire properties by having the seller put the property in an LLC and transferring ownership of the LLC (or selling the LLC) with all it's assets to a new owner.

That has since been extended until September 1st with no clear indication of processes or procedures or potential issuance. 

Stock market all time highs have something to do with it as well...sell what you think is a frothy market (who knows if that's the case or not?)

I never applied for a Unit that big and was wondering if I should try to get a loan (even though I don't get much income right now). and if how what is the process, is there a way to get the loan without putting money down, etc. the only reason I am asking this is I have no experience in this and it practically me jumping from one house to a 14-unit and am trying to figure out if this is a right move. 

If I'm trying to determine market value of a property I'll use Zillow to see what similar properties in the area have been selling for the last 3-6 months.
