He is feeding me some BS about not being allowed to be on a lease until he is discharged and that he is required to move back to his duty station until officially discharged.This is a huge pain which could have been easily avoided by not signing a lease in the first place.

I'm also concerned with my very unique credit, that they too will require more collateral/higher interest rates from me to issue the loan, which will most likely leave the CoC less than 2%  I think it's best I seek a partner for this deal, someone who is eligible for a Traditional loan.
