Credit is around 640, plenty of income to support the refinance but due to seasoning a traditional lender will not lend to us.Is anyone else dealing with this?

I'm a novice myself so take my suggestion with a grain of salt, but if housing prices were that bloated prior to this disaster then prices are going to plummet, and plummet hard in your neck of the woods.

Typically, banks and especially smaller ones will want to see it seasoned. 

I would be very grateful to hear from more experienced and seasoned vets of the industry.

Were the windows a new construction type install (tearing down the whole window and surrounding wood/stucco framing) or a retrofit where they remove old window but keep the frame to install new window over?

Once the Christmas shopping season and returns end the bottom will drop out soon after.

So my question to the more season investors is should I even try to attempt a BRRRR given the market conditions and risk the possibility of losing money if the market declines too much?

As this happened to be the peak of the flu season, no one mentioned or least suspected the possibility of CO poisoning.
