I find that if you accept pets you need to be extra diligent with your screening process of the individual.

How do we go about screening tenants to move into property.

Were it allowable to screen tenants based on nationality, I imagine the US tenant experience would be dramatically different.

You have no idea what the seller's screening standards were and what kind of tenants you might have been dealing with.Now you get to do your own screening of tenants - I'm sure you already know this can mitigate so many headaches as a landlord if you screen your tenants well.

They screen pretty hard too, 3x rent, background, etc.My concern is I have seen alot of zillow post in the same subdivion at similar price and even lower that have been on the site anywhere from 15 day to 2 month.

The reality is that if you buy a property and fix everything at the beginning and screen your tenants properly, you won't be receiving many calls and hopefully won't have to chase many tenants for rents.
