Posting the notice is essentially just a reminder to the tenant that they have to pay or face consequences - you don't need to wait until the end of the notice period to file an eviction, since it will take 3-4 weeks after you file before the court date anyway.  

To date... we've gotten approvals for two huge projects... roofing AND all windows and doors replaced.

The move-in date will be 11/01/14The rent was$1200 + $40 pet fee, much lower than I expected ($1350).The whole process to deal with IRA was easy but not convenient. 

Most of that info is well past its sell-by date, if it ever had value at all.

It felt like a stall tactic to get to the auction date without letting anyone in to inspect. 

If the foreclosure is far enough along you might find a final judgment showing the date the property will be put up for auction (the date the bank can fully take back the property if no one outbids them at the auction).

At least they should answer the phone and/or call back to say they are not interested or they are busy but would otherwise like the business at a later date on another project etc.That, I just do not get.
