I'd prefer to not poison our guests if we can get away with it lol.I think we have our options for bedding sorted out (bed and pillow covers) but are looking for options besides fogging for the room in general.Does anybody have experience with this?

New floor structure, new layout, new HVAC, updated electricity, new roof, new window package, new water heater… pretty much the works.

I do know it will need at least a roof.

Also, depending on how competitive your market is, having enough funds to cover closing costs without asking for seller concessions might put you at a competitive advantage.

The house has a damaged roof, and other cosmetic damages. 

I am running my numbers and have trouble estimating insurance since I am not sure do I need 3 separate insurance plans(HO6) or 1 to cover all?

The second property I bought, I knew it needed a new roof, but I was trying to put it off as long as possible.. multiple layers of shingles and some missing.. blah, blah, blah..

It may cover this.

Normally I charge for any special order materials up front, first day of work (demo) I get another chunk to cover labor and materials for the week.
