Always have CapEx for unplanned expenses.The way I look at it, mid 30s is still pretty young, so you have plenty of room to take some risks for higher reward, with enough time to recover should those risks take a turn for the worse.

The business also seems to reward hustle and creativity.

You pretty much get none of the rewards of investing by the coast but all the negatives that come along with Ca investing.

It will let you sleep well at night and can reward you in more ways than one.

Risk=Reward.

Higher the risk, higher the reward. 

This type of investing allows you to be passive and at the same time reap the rewards of being a partial property owner.

Investing internationally can be very rewarding if you know what you’re doing and have contacts on the ground.I buy properties in Southern Europe and Latin America together with passive investors using my connections to buy at the right place and significantly below market value, even for brand new or pre-construction properties (provided that I’m personally connected with the developer).

It was not until I began managing commercial fishing crews in Alaska and overseeing commercial and multifamily development projects that I began to understand the bigger risks, challenges, and rewards (bigger pockets indeed) associated with managing and executing investments and projects on both land and sea.   

Just curious if anyone utilized this risk/reward tactic to ensure on time payment in an otherwise location that would be hard to get not only an on time payment but a rent check high enough to make it worth it.Thank you for all of your input!
