You might be omitting (Repairs and Maintenance & Replacement Reserve CapEx) and also missing closing costs on the purchase and loan.

I've been playing with the idea of selling my house, and I'm sure this is a very basic question but I was not able to find any answers on the BP forum or on Google.Last year I got a 10 year loan to finance a roof replacement on my house, and now I'm wondering if the remaining balance on that roof loan would prevent me from being able to sell the house until after the roof loan has been paid off? 

@Ben McMahon, I have a healthy respect for technology, but there are still so many structural barriers in place, too, to prevent realtor replacement.

In a 1031 you have 45 days from the closing of your old property to turn in a list of potential replacement properties. 

The contractor then tried to get another $600 to replace some of the wood flooring the floor guy couldn’t get a stain out and I had to remind him they already charged me to replace 223 square feet in the original quote.  

Painted interior, laminate floors, stainless steel appliances, and replaced all windows with premium energy star windows(did this more because the windows all were past due).What was the outcome?

For $75 AFW replaced the motor.
