Otherwise a nice coat of paint covers a lot of imperfections. 

Altogether I was looking at about 30k in renovations BEFORE we even got to the more topical kitchen, bathroom, and painting upgrades.

If it’s accepted, I’ll be paying 170k for a 3 bed 2 bath house that will probably be worth 220-230 after TLC, paint and carpet.

The railing on the steps was loose and needed to be secure, the draining sprouts were draining right by the foundation of the house and needed to be replaced and the paint on the windows was peeling and bare wood was exposed.

Cleaning, paint ect. they would be lucky to get out with just forfeiture of deposit IMO

Install when electric and drywall are done- pro- quick(ish) protection for appliances and other things that come after drywall and electriccons- The main issue with this is that the furnace, windows, plumbing, and anything else in there before the drywall and paint are both done becomes fair game and is unprotectedI also struggle with- do I leave it in or take it out the day of closing on the sale?
