Cash-flow is king and only cash-flow can pay the bills and send me and my family on 6 weeks holiday every year.

My prediction is that within the next few years the market is going to relax and get back to normal.

If you're willing to do some work you can force 1% rule but if you just want to sit back and relax you are going to pay a premium
