The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

It depends on the terms and conditions of your application (hopefully you presented a formal offer to lease that provided for forfeiture of deposit if the tenant failed to take possession).

I was at REWBcon this year and there was a vendor, Turbo Tenant, who said they provided pm software for people just starting out.

This is why they are now forbidden to be used by REAL ESTATE AGENTS  I suspect private party no licensed agents involved can do what ever they please in this regard.Also you probably heard that the Master bedroom now for agents must be referred to as the primary..

My advice is don't stop wholesaling as it will keep fast cash coming in and also provide you deal flow for your own acquisitions.
