Also, you don't specify, but your 50 comps should all be mobile homes in and around the area, as well as the same age and state of repair that your proposed mobile homes will be.

Most contractors say they will do it ok the phone and everything goes well until the detailed proposal part.

You could always propose a commission as well for spaces filled. 

In my experience you won't get anywhere near those terms you propose. $50k isn't going to go very far for LTV purposes
