@Todd TylerYes there are programs out there for investments like I have that lend 85% on investment properties depending on credit score with no MI but interest rates will be higher.

It would also appear, that I would not be paying any income tax on the roth contributions since I already paid those taxes, but I would be liable for taxes on any roth earnings that I would take out at my federal/state income tax rates since I am withdrawing early ( I am 32 years old). 

We had good jobs, zero debt (including our home/land/1 rental property), and I had just completed my undergrad degree program with no specific plan for how to apply it; there is certainly nothing wrong with any of those things but needless to say, we simply wanted more.

Too complicated to get into here, but if you are buying and selling income properties, you'll want to work with someone who knows what each banks "programs" are for your needs. 

@Steve Vaughan the windows were a typo because the previous owner had them replaced through some type of government program like 7 years ago.

Thank you for describing not only the good points but also the maintenance issues or tenant  problems.I liked reading your story of overcoming the issues as they appeared.
