Well of course it is, they are offering a product you can't find many places so you are going to have to pay a little more for it.

@Youdo Thirakul  I agree with Andrew Johnson it seems like they are trying to sell you something they are not getting an annual ROI of 200%+ with buy and hold and probably not with flipping either unless they have been extremely lucky (meaning they probably can't do it again).

But a 600 credit score would not meet my credit criteria unless there were some extremely extenuating circumstances that can be verified.

But know your budget will be the biggest influence of all this... it's extremely hard to find deals w/ out putting money into them. 

Finding deals and raising capital is great but one also needs to understand the different financing options\products in the market.

I had two of these loans fall apart on very good deals in the Berwyn area this past year, and I always counsel caution when considering this loan product.
