Maybe your hard money lender can act as your key principal, otherwise, you may need to find another high net worth individual who would be willing to do that for you (not a guarantee you will be required to have someone for this, but something to be aware of).This is a little trickier of a scenario with various properties.

After doing my comps the properties seem to be valued at 800k-900k, but the seller is willing to do a 10% down payment and 2k-3k monthly payments YES 2K-3K monthly payments including principal and interest, 3%-4% interest, amortized by 20 years and the balloon payment at the end of the 20 years.

I guess this is like a balloon loan, where I only pay interest monthly and pay the entire principal at the end.Not surprisingly, the underwriter is asking all kinds of questions about the source of this money.
