I have someone that has the income but on their credit report that have a two unpaid cell phone bills, a mortgage from a previous house, a lease from a prior house that was unpaid and some other things.

My lender requested that I need to have HOI for the house we are buying, so I went HOI Agent and found out there are 2 previous claims back in 2009 one was about $5k.

I'm told this tenant has complained about cutting the grass, giving access to the apartment and painters working outside - he's been a jerk.Neither of the tenants pay on time, though the previous landlord didn't seem to care.

You can only get away with one bath if it is college kids and maybe section 8.
