Actually, while some organization can have a list of conduct to abide by as a condition to join, much of it is eye wash for the public, I've never seen any board reviewing the conduct of any lender, well, excluding government related reviews.

Pros: Deductions (from my research this is the list i came up with, obviously I will have percentages since my portion is not deductible)HOA, Utilities, Cable, 1st year purchases of shared furniture / washing machines, depreciation, interest, repairs on roommate areas, and property taxes.Cons: When I sell, I will have to pay capital gains on a portion of the property, One of my questions is, if after lets say two years, i decide to stop renting out rooms will I no longer have to pay capital gains?

That being said don't fall into the hype that comes from a lot of agents and training that brain washes you into thinking that the realtor is what makes the difference in selling the property or somehow has any effect on the sales price ( I know that is going to generate some hate mail for sure).I got my RE license bc I hated dealing with realtors that didn't get what us investors do.
