Based on the numbers you have presented, your COC return is 1% which is far too low for the amount of equity vested. 

I will try and locate a duplex with renters already present.

Specifically I am wanting to talk to sellers and present them with terms I am willing to pay for their property.

I'm not sure she gave that same insight to the seller's agent to not only present my offer but explain in a sense.

.- with the present market - there are many loan officers  exiting since all the  refinance  business has  dried up  and  also since the  purchase business  isnt  very  active  ....if you can  find a compnay that lets you be a part time  LO , this wouldnt be a  bad  way to get your feet wet 

I am very numbers focused and think that if I found the right deal, I would be confident in presenting it.

I presented the deal at a meetup and a couple questions investors asked were if it could be subdivided and if it’s buildable.

I have 2 partners in mind that I will be presenting to soon.

However, an opportunity has presented it self where the seller, apparently, will consider owner financing.

The past cannot be changed the future is unknown but I can change the present and make a better future.
