@Tom P.Ok, maybe I’m missing something here… but you are the potential buyer and you are saying you made a seller finance offer?  

You just have to know the markets and what the value or potential can be for the investor. 

I know STR is a lot of work potentially and people don't take care of a STR like they do their own home, but this is very appealing to me to park $75-100k as a down payment for a vacation home such as this and use it as a STR.

It should stipulate which party is paying for the Title search, and who is responsible for potential remedies. 

But if you had to pick one I would say agent just because you have more flexibility and a higher earning potential.
