Replaced old carpeting with LVP flooring, installed custom-built closet and pantry cabinetry, updated all electrical switches and fixtures to Decora trim, added recessed lights and switches throughout Kitchen and Living rooms, updated the landscaping for curb appeal, repainted throughout property.

To get this level of information, I would likely do individual gross-to-net invoices for each booking using the booking platform (Airbnb, VRBO, Direct #1, Direct #2), as the "customer."  

I am actually really proud of the new one, since I have built so many of these for customers in the last few years I have all my systems in place to make this new project a lot smother and much easier to manage once it is rented.

If it's your business system, some of the more popular providers (Dialpad, RingCentral, etc.) come with a built-in spam filter for high-risk numbers and robocalls.

I hope he takes your advice, out he will lose a large customer base.
