Looking for advice - purchased first STR 2023 and we qualify for active income based on rule 3 of the material participation test.

Waiting for rate drops is not my idea of playing the game in a smart manner.

Capital Gains can be 20% too, depending on your income. 

The place also sits on a little over a acre and has room for expansion.
